A common question we hear is: “Do I need title insurance?” Now, we might be biased, but…we definitely say yes!
Your home is likely the most valuable purchase you will ever make and buying a home is an exciting time. However, it’s no time to skimp on protecting you and your new home.
Typically, your lender requires you to have insurance for the LENDER on your title. While this protects THEM in the event of an unforeseen misfortune, it means that you might be left high and dry.
Nobody wants that.
Owner’s title insurance protects you from a multitude of dilemmas, here are a few. Prior to closing, your insurance company will research public records. Any findings in the public records are discussed with you. In the event there is a challenge to the ownership of the title, your title insurance policy will help protect you. In addition, your title insurance covers legal expenses in the event of a challenge to the ownership of your property. If the challenge is legitimate, the title company will pay for your losses. Your policy stays in effect for as long as you own your property.
